Under reconstruction to a new life Photograph from 1913

Construction has begun to speed 212 Fifth Avenue into its new life as a 24-story luxury residential condominium. In 2014, repeat client Madison Equities, New York residential developers, asked Helpern Architects to be the restoration and executive architect and Architect of Record. The charge is to convert the 200,000-sf commercial building [1913], which has straight views to east to Madison Square Park and south to the Flatiron Building, into 48 grand apartments and 2 remarkable penthouses.

“This is a complex reconstruction and transformation,” comments David Paul Helpern, Principal in Charge. “212 is being bid and built in 22 packages to facilitate the construction process. It is owned by a tripartite group that has been deeply involved, and the design has entailed stringent reviews by three city agencies: Landmarks Preservation Commission, the City Planning Commission, and the Department of Buildings.” However, the project is on target for mid-2016 occupancy.
